1. Who we are
Student Homeys ("the Platform", "we", "us") is a room listing and messaging service for verified University of Manchester students, operated by Sayed Nas as an individual. You can contact us at hello@studenthomeys.com.
The Platform is not affiliated with, endorsed by, or connected to the University of Manchester.
2. Who can use the Platform
You may use the Platform only if:
- You are a current student at the University of Manchester with a valid `@manchester.ac.uk` or `@student.manchester.ac.uk` email address;
- You are 18 or over; and
- You have not previously been removed from the Platform.
Accounts are personal. You must not share your login, create an account for someone else, or use an email address that is not yours.
3. What the Platform is — and is not
Student Homeys is a noticeboard and messaging service. We connect students who have rooms to fill with students looking for rooms. That is all we do.
We are not:
- A letting agent, property manager, or landlord;
- A party to any tenancy, licence, lodging arrangement, or other agreement you enter into with another user;
- A payment service — we never handle, hold, process, or transmit rent, deposits, or any other money between users;
- A verifier of listings — we do not inspect properties, confirm that a listed room exists, check that prices are accurate, or verify that a lister has the right to let the room.
Any agreement about a room is entirely between you and the other person. We are not involved in it and have no responsibility for it.
4. Verification — what it means
We verify that an account holder has access to a University of Manchester email address. That is the only thing verification means.
A "Verified Student" badge does not mean we have checked that person's identity documents, background, character, honesty, financial position, or right to let any property. Treat other users as you would any stranger from a public noticeboard.
5. Your responsibilities when listing a room
If you post a listing, you confirm that:
- You have your landlord's permission to find a new or additional occupant for the room, or you are the landlord;
- The listing is accurate and describes a real room that is genuinely available;
- The photos are of the actual room and property, and are yours to share;
- You are not listing the same room elsewhere in a way that would mislead people here.
Subletting without permission is a breach of most tenancy agreements. Doing it can cost you your deposit, get you evicted, or leave you liable for rent. Check your own tenancy agreement and get your landlord's written permission before you list. We do not check this for you, and we are not responsible if you get it wrong.
6. Your responsibilities when responding to a listing
Before you agree to anything or hand over any money:
- View the property in person, or on a live video call if you genuinely cannot attend;
- Meet or speak to the person you would be living with;
- Ask to see the tenancy agreement and confirm the landlord has agreed to the arrangement;
- Get any agreement in writing;
- Understand that deposits for most tenancies must legally be protected in a government-approved deposit protection scheme — ask who is protecting yours and get the details in writing.
Never send money to someone you have not met for a property you have not seen. Advance-fee rental fraud is common and we cannot recover money you send.
7. Things you must not do
You must not:
- Post listings for rooms that do not exist, that you have no right to let, or that you do not intend to let;
- Post false, misleading, or deliberately incomplete information;
- Discriminate against other users on the basis of any characteristic protected by the Equality Act 2010;
- Harass, threaten, abuse, or send unwanted repeat messages to other users;
- Share another user's personal information, messages, or photos outside the Platform without their consent;
- Use the Platform to advertise anything other than genuine student accommodation;
- Scrape, copy, or bulk-extract data from the Platform;
- Attempt to access accounts, data, or systems you are not authorised to access.
8. Content you post
You keep ownership of what you post. By posting, you give us a licence to display it on the Platform so the service works.
You are responsible for what you post. Do not upload photos you do not have the right to share.
We may remove any content, at any time, without notice, if we believe it breaches these terms or creates a risk to other users.
9. Suspension and removal
We may suspend or delete your account at any time if we reasonably believe you have breached these terms, or if we need to protect other users. Where it is practical and appropriate, we will tell you why.
You can delete your account at any time from your account settings, or by emailing hello@studenthomeys.com.
10. Reporting problems
If a listing or user concerns you, use the report button or email hello@studenthomeys.com. We review reports but cannot promise any particular outcome or timescale.
If you believe you have been a victim of fraud, report it to Action Fraud on 0300 123 2040 or at actionfraud.police.uk, and tell us so we can remove the account.
11. Availability
The Platform is provided as-is. We do not promise it will be available, uninterrupted, or error-free, and we may change or withdraw it at any time.
12. Our liability
Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot legally be limited.
Subject to that, and because the Platform is free and we are not party to your arrangements:
- We are not liable for the conduct of any user, the accuracy of any listing, or any agreement you enter into;
- We are not liable for any money you pay to another user;
- We are not liable for any loss arising from a tenancy, subletting arrangement, or dispute with a landlord;
- We are not liable for indirect or consequential loss.
Your statutory rights as a consumer are unaffected.
13. Changes to these terms
We may update these terms. If we make a significant change, we will tell you by email or a notice on the Platform. Continuing to use the Platform after a change means you accept the updated terms.
14. Governing law
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
